Timber Sash Windows in Blackheath

Blackheath is home ground. It is where most of my week is spent, and where I have been looking after period windows for more than 28 years. If you live in SE3 I can usually be with you for a survey within a day or two, and there is no call out charge for coming to look.

The housing around the heath is unusually varied for one postcode. There are grand Georgian terraces and crescents near the village, solid early Victorian villas through Blackheath Park and the Cator Estate, and long runs of later Victorian and Edwardian terraces stretching out towards Lee and Kidbrooke. They were built decades apart, so the sash windows in them are not the same, and they do not fail in the same way either.

That matters when you get a quote. A joiner who only knows one style of window will treat them all the same. Knowing what you are actually looking at is what makes the difference between a repair that lasts and one that lifts again in two winters.

What Blackheath Windows Are Up Against

The heath itself is the reason Blackheath windows take a beating. There is nothing between that open ground and your elevation, so wind driven rain hits the exposed faces of the house far harder than it would on a sheltered street. Homes facing the heath almost always show more decay on the front than the back, and the bottom rails and sills go first.

Inside the village the problem is usually different. Tight terraces, decades of repainting and a lot of past quick fixes leave sashes painted shut, cords snapped and weights removed altogether. Rattling in the wind and cold draughts down the back of a sofa are the two things I am called out for most in SE3.

  • Wind driven rain on heath facing elevations
  • Rot in sills and bottom rails
  • Sashes painted shut after decades of repainting
  • Snapped cords and missing weights
  • Draughts and rattling in exposed rooms
  • Failed putty and cracked panes

Conservation Areas And Listed Homes

A large part of Blackheath sits within conservation areas, and some of the finest Georgian work around the village is listed, including Grade I. That does not mean nothing can be done to your windows. It means the work has to be sympathetic, like for like, and reversible where it can be.

This is exactly the kind of work I do every week. Repairs are spliced in with matching timber and matching mouldings, draught proofing is routed in discreetly so nothing shows from the street, and original glass is kept wherever it can be saved. If your property is listed I will tell you honestly at survey stage what is likely to need consent before anything starts.

Questions

Blackheath Homeowners Often Ask

Do you cover all of Blackheath?

Yes, the whole of SE3 and the surrounding streets, from Blackheath Village and Blackheath Park out through Westcombe Park, Lee, Kidbrooke and across to Greenwich. This is my home patch, so travel is never an issue.

How quickly can you come and look?

Usually within a day or two for Blackheath. There is no call out charge and no obligation, and I work Monday to Sunday, 8:00 am to 8:00 pm, so evenings and weekends are fine if that suits you better.

My house is listed, can you still work on it?

Yes. I work on Grade 1 and Grade 2 listed buildings regularly. Everything is done like for like with traditional materials and methods, and I will flag anything that needs listed building consent before we go ahead.

Can you save my windows or do I need new ones?

In the vast majority of cases the original windows can be saved for far less than the cost of replacement. Send me a few photos on WhatsApp and I will give you an honest answer before you spend anything.
