Maidstone is a regular destination for me and one of the more varied places I work. As the county town it grew steadily rather than all at once, so within a short walk you can find modest Victorian terraces, substantial Edwardian villas and older timber framed buildings that predate both.

The Victorian terraces around the town centre tend to have straightforward two over two sashes, well made and easy to bring back to life. The larger Edwardian houses out towards the edges of town have much bigger windows, often with heavy sashes and a lot of weight to balance, and those are the ones that most often come to me with snapped cords and sashes that will not stay up.

Big Sashes, Tired Cords And The River


The most common Maidstone call out is a sash that drops. Larger Edwardian windows carry heavy cast iron weights, and when a cord frays and snaps the sash either slams down or has to be propped open with whatever is to hand. It is a genuine safety issue in a house with children, and it is one of the quickest and cheapest things to put right properly.

The Medway runs through the middle of the town, and the lower lying streets near it hold damp in a way the higher ground does not. On those houses I find more decay at ground floor level, particularly in sills that sit in shade and never quite dry out through the winter.

Repair First, Replace Only If It Is Truly Needed


There is no shortage of companies in Kent who will look at a tired sash window and quote you for a plastic replacement. That is the expensive answer to a cheap problem, and on a period house it takes away the thing that gave the place its character in the first place.

Almost every problem a sash window develops can be fixed. Cords and weights can be replaced, decayed timber can be spliced, glass can be reglazed, draughts can be sealed and paint can be renewed. Where a window genuinely is past saving I make new sashes to match the originals in traditional timber, single or double glazed, so the house still looks like itself.
